Lanscombe House

 

 

Introduction

We aim to cater for the needs of most visitors to our 8 bedroomed bed and breakfast. The following statement is a summary of our current provision. If you have any specific questions please feel free to call us and we will endeavour to help.

 

Pre-Arrival
 

•Normal check-in time is between 16.00 and 21.30, times outside this period can usually be accommodated by prior arrangement.
•The main train station is approximately half a mile away and less than 5 minutes away by car. 

There is a local taxi service that has accessible taxis if required.

•Menus can be provided in large print by prior arrangement

Arrival & Car Parking Facilities
 
•Our property has an open entrance off a narrow lane that needs caution when entering and leaving

•There are no marked parking bays but there is sufficient room for all cars when parked sensibly

•The surface is reasonably level and finished with 20mm gravel

•We offer to assist guests with luggage

 

Main Entrance & Reception
 
•The front door has two steps up 20cm high. 

•The front door is always locked but we do have a bell button which is at normal height.

•The door is 90 cm wide.

•On entry there is a hallway 3 by 4.5 metres

•There is seating provided in the hallway

•There is medium pile carpet on underlay throughout the ground floor

•On check-in you are provided with a key to your room and the front door - all have a ‘Yale’ type lock at normal height

 

Public Areas - General (Internal)

•Our hall extends through double doors 1.5m wide to the Breakfast Room and the ground floor bedroom (Room 1). It is generally 3m wide with doors of 85cm.

•Corridors have a reasonable colour contrast and are well lit

•The covering on stairs and hallways is medium pile carpet on underlay

•The Breakfast Room, Bar, Lounge, WC and one Bedroom are on the ground floor.

•The other Bedrooms (Rooms 2 to 8) are accessed via 17 stairs to a quarter turn landing followed by a 3 stairs to the next quarter turn landing followed by a further 3 stairs to the first floor hallway.

•The stairs are 20cm high, 24cm deep and 120cm wide

 

Public Areas - WC

 

• There is a public WC available on the ground floor

 

Breakfast Room Bar & Lounge

•Breakfast is served in the breakfast room on the ground floor - there are no steps

•Furniture is flexible and can be moved on request.

•Tables generally are square and have under space of 67cm high by 70 cm wide by 30cm deep (central square column).  Larger round tables may be available with greater under space. The chairs have no arms. Furniture can normally be moved to accommodate.

•Menus can be provided in large print by prior arrangement

•We do not play background music in any area of the B&B

•The Lounge and Bar are on the ground floor - there are no steps

Shop
• Not available and note there is no general store in the village

Leisure Facilities
•Not available at the hotel

Outdoor Facilities

•Centre columned Tables 80 cm diameter and chairs with arms are available in the garden. There is a 15cm high by 95cm step down from the Breakfast Room on to an entrance mat leading to a 20mm gravelled surface.

Conference & Meeting Rooms, Banqueting, Clubs, Entertainment

•Not available at the hotel

 

 Bedrooms
 
•There are 8 bedrooms, one on the ground floor and 7 on the first floor.

 

Ground floor bedroom

•The access is level along the ground floor hallway

•Main door width is 85 cm wide and the bathroom is 75 cm

•King Sized double sleigh style bed is 48cm high

•Minimum 60cm routes within the bedroom e.g. to the side of beds, between beds and dressing table,

•Furniture is reasonably moveable on request

•Television with remote control and teletext

•Beverage tray on chest 1.2m high

•One sofa and one upright chair (no arms) are provided in the room

•There is an ensuite shower room (see below for details)

•Fitted short pile carpet on the floor

•25cm step up to French Windows and access to garden via brick entrance and gravelled paths

 

First floor bedrooms

•Main Door widths 80cm wide and Bathrooms 75cm wide

•Double or twin bedded rooms

•There is minimum 60cm between the wall and each side of the bed some rooms are significantly more spacious

•Beverage tray on chest 1.2m high or table 45cm high

•There is an ensuite shower room (see below for details)

•Beds are nominally 45cm high

•There is a TV with remote control and Teletext

•Fitted medium pile carpet on underlay on the floor

•Reasonable contrast in décor

 

Bathrooms, Shower-rooms [Ensuite]
 
Ground floor bedroom ensuite

•Door width 75cm, inward opening.

•Free floor space clear of door is 155cm x 165cm

•The 90cm quadrant shower cubicle has a step/edge of 9cm high. 

•The basin has a normal pedestal. It is 86cm high.

•The toilet is 46cm high

•White sanitary ware and white tiles on vinyl flooring

•Low colour contrast of walls, fittings and fixtures

 

First floor bedroom ensuites

•Door width 75cm wide opening in (Rooms 2&5) or outwards (Rooms 3,4, 6,7&8).

•White sanitary ware and white tiles on vinyl flooring, white cotton towels

•Electric heated towel rails (may be switched off in room – except Room5)

•Shower cubicle edge/step is 9 cm high (Rooms 3,4,5,6,7).

Bath edge is at 55cm (Room 2,5&8)

 •Free floor space is adequate but limited in some rooms (except Room 5)

•Basins are rounded at the front and are mounted on a pedestal – height of rim 86cm

•Toilet is 46cm high low level flush

•Reasonable colour contrast of walls, floor and fittings other than Room 2 which has low contrast walls and fittings.

 

Grounds, Gardens & Park Amenities


•We have a large walled garden with borders and a croquet lawn for residents with seating available.

• We are within Cockington Country Park where you can enjoy country walks along graded sometimes steep and occasionally muddy (after rain) paths and tarmac drives. •There are bicycle routes on and off tarmac.

•There are Cafes, Tearooms Craft Studios and Gift Shops in the Village and Manor House.

•There is a local Restaurant/Pub a few hundred metres away

•There are rides in the Park on original Victorian Horse drawn Carriages

 

 

Additional Information
 
•Mobile phone reception is generally below average sometimes poor

•There is a fire alarm system and in the event of a fire there will be a continuously sounding bell, in the event of power failure there are emergency lights to all exits.  If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely (e.g. hearing or mobility impairment).

•We are a strictly no smoking building (smoking is allowed in the garden)

•There is a seasonal minibus service from the village centre to/from Torquay

•To fully enjoy all the amenities of South Devon a car is essential but not necessary for those wanting to remain in the Torbay area.

•The sea and nearest beach is 0.7 km away along a level gravelled path & boardwalk with a short section of pavement.

•Torquay centre (Marina) is less than 5 minutes away by car and approx. 35 minutes level walk.

Future Plans
 
We are planning to redesign our front entrance, garden access and the ground floor bedroom for greater accessibility (Spring 2009).
